The appropriate pricing structure will be emailed to you promptly and without obligation along with additional information. The BLC/MLS Basic Online Listing Plan: The minimum listing fee including the legally required closing fee is $1,390.00 plus the Seller selected commission fee to the selling agent. The selling agent commission fee can be reduced to a minimum of $1,390.00 if the Seller secures the prospective purchase and the Total Fee to sell the property would then be $2,780.00. Not a bad price for a property sold with the experience of a full service Realtor® and NOT For Sale By Owner! The Specific Plan detail is available by email to: KenFisher@Realtor.com This is a combination of unquestionably legal, fee based / commission based services established considering the minimum services requirements of the Metropolitan Indianapolis Board of Realtors® and the recent new laws of the Indiana Real Estate Commission. We will insert Property listing data and 1 photo as provided by Seller into the BLC/MLS system for up to a 120 day period for an Advance Listing Fee of $695.00. This Fee includes completion of the Listing Contract in our office. Completion of the Listing Contract on site increases the Listing Fee to $895.00. There is an additional charge of $200.00 for completion of the contract after 6:00 PM or on weekends. One photo from the Seller will be inserted into the BLC/MLS System, www.MIBOR.com, www.Realtor.com and into the company website at www.KenFisherRealtors.com and www.TheRealEstateExpress.com. The Seller will provide the necessary information, including the digital picture(s), room dimensions and all property particulars for insertion into the BLC/MLS System. The company will provide a printed copy of the BLC/MLS Listing Sheet to the Seller by mail or e-mail within 48 hours. Seller contact information will be given in the BLC/MLS System and the company web site. Seller name cannot appear in the MLS System (restricted). The property will be searchable on the BLC/MLS System through this website and www.MIBOR.com and also www.Realtor.com. All showing requests will be based upon the Seller showing the property and their desire that inquiring co-brokerage agents show the property. Seller phone number will be displayed on the BLC/MLS Listing Sheet for Showings and Feedback. Broker will transmit agent showing requests if received to Seller. Seller will confirm all showings to requesting agents and pursue feedback requests on the co-brokerage showings if desired. If the Seller desires, the Realtor® will handle all property showing requests through the office phone number and contact the Seller as appropriate for an advance fee. In this event, the Seller phone number will not be displayed on the BLC/MLS Listing Sheet for Showings, but will be displayed for Feedback. The Seller first name, phone number and email address will appear in the company website at www.KenFisherRealtors.com. We offer the following options: We will visit the property and provide a written Home Staging Analysis for an advance fee. The Company will handle all property appointments through the showings phone number and contact the Seller as appropriate for an advance fee. The Seller phone number will be given in the BLC/MLS System for feedback only. We will prepare a Short Form Market Value Analysis with or without a property visit for an advance fee. We will explain the difference between a Competitive Market Analysis and a Comparative Market Analysis. This difference could well cost you a lot of time and a lot of money. We will provide ad copy preparation and a variable cost Sunday Star Advertising program for an advance fee. All advertising whether by Realtor® or Owner MUST carry www.KenFisherRealtors.com on the second line of the ad by Indianapolis Star regulations and by Indiana Real Estate Commission law. Internet Marketing includes up to 25 pictures taken by Agent and inserted (subject to system limits) into the following web sites for an advance fee. Additional photos will be available to prospects by email from the Seller. If Seller provides digital pictures, this fee will be reduced considerably.
* The property will be listed as a "Showcase Enhanced Property" in www.Realtor.com displaying agent written comments rather than computer generated, a scrolling banner ad and up to 25 pictures to gain attention from the viewer at no additional cost. We will provide a Video Tour with up to 25 pictures for an advance fee. We will provide access to the Seller Residential Real Estate Sales Disclosure on www.KenFisherRealtors.com. We will provide "Print A Flyer" on www.KenFisherRealtors.com, a digital copy of the property flyer, via web site with color picture(s) providing limited property information and contact information for an advance fee. Seller may print flyers as needed. We charge an advance fee to update the Flyer. We will provide two issues of up to 50 total property flyers in total providing a picture, limited property information and contact information for an advance fee. Ken R Fisher & Associates Yard Sign, Directionals, and a Lock Box requires an advance fee plus a deposit if picked up and returned by Seller, or an advance fee if delivered and picked up by Agent. Please Note: if you decide to use your own signs and a real estate agent reports you to MIBOR, they will immediately drop publication of your listing from MIBOR.com and Realtor.com. Seller may purchase a sign Flyer Box from Agent for an advance fee. Seller may purchase a combination Lock Box from Agent for an advance fee when available. The HMS Home Warranty Plan is available with an advance fee and a balance due at closing. This Listing Service must include a Co-Brokerage Selling fee selection by the owner. We recommend 2.5%, 3.0% or 3.5% Gross Selling Price. It is not recommended to use the 3.0% fee if the price is under $300,000 or the 2.5% fee if the price is under $400,000. Some agents just won't show the house if they feel the fee is too low for them! Services include accepting all offers to purchase by fax or email and forwarding them to Seller by fax or email along with a net sheet. Seller, as necessary, will counter in writing through Broker who will then submit counter to initiating Broker by fax or email. Accepted offer documents will be received by Broker along with stated Earnest Money. Seller will secure accepted offer documents from Broker. Broker will retain Earnest Money in the Broker’s Escrow Account. Broker will forward Earnest Money to the Title Company at time of closing or will handle Earnest Money as required by law if the transaction does not close. If Seller shows the property to a prospect who is not represented by an agent (and the Buyer will sign a statement to that effect) and such prospect desires to purchase the property, we will prepare the Purchase Agreement and supporting documents and assist with negotiations in our office for a fee at time of preparation plus an additional fee at the time of the closing of the sale. The fee will increase if the Purchase Agreement and supporting documents are prepared on site. We will monitor the Inspection, review the resulting Inspection Report, and assist with the Repair List Report preparation and Negotiation for completion of those repairs for an advance fee. We will assist with Title Insurance company selection, ordering the title work, monitoring the work-in-process and reviewing the documentation. We will assist the Seller with the completion of the details associated with the processing, attend the closing and provide consultation as needed for a mandatory fee payable at the closing of the sale. Should the property not sell during the 120 day Listing Contract, the Seller may extend the contract for an additional period for the basic fee of $695.00. Or, the Seller may upgrade to: See www.KenFisherRealtors.com for further information. Plan B, our combination BLC/MLS Full Service SuperSaver Plan. Plan B carries a non-refundable advance fee of $295.00. For a Seller using the BLC/MLS Basic Plan, the fee will be waived for a minimum 4 month contract extension. The Listing Fees will be from 1.25% to 1.99% depending upon the Listing Price of the property and the Selling Fees will range from 2.5% to 3.5% (selected by Seller) or 2.5% if sold by Seller or Realtor as Limited Agent. Plan A, the BLC/MLS Full Service/Internet Plan. Plan A carries no advance fee. The Listing/Selling Fees are 5.99% if sold by another real estate broker, 4.99% if sold by Realtor® as Limited Agent, and 4.5% if sold by Realtor® as Limited Agent to buyer not represented by another real estate agent who was recommended by Seller. The 5.99% fee may be reduced to 5.5% with a co-brokerage fee of 3.0% or to 4.99% with a co-brokerage fee of 2.5%. It is not recommended to use the 3.0% fee if the price is under $200,000 or the 2.5% fee if the price is under $400,000. All above services are subject to a written contract.
